Sales - quick appointment made and salesman showed up on time. Scope of the insulation job was well defined. The price was fair and the job was scheduled. Workers - crew showed up on time band were polite and professional. They took care to put down floor coverings. They applied depth markers to demonstrate that they were applying adequate material to meet the R49 rating. Once I had the opportunity to review their work, I approved the job as complete. They blew excess insulation out of A/C pans and the plywood flooring. They posted the R49 rating in the attic. From first call to the completion of the job, they exceeded my expectations.

We had our attic insulation replaced in our residential home in Magnolia by Lone Star Thermal, and would highly recommend using them. The initial consultation was collaborative, and the team was knowledgeable of spray foam versus fiberglass. I ended up settling on R-49 blown fiberglass and we could immediately tell a difference in our home. I received multiple quotes on our job, while Lone Star was not the cheapest it was a fair price and the job was done on time and as expected. The team followed-up after completion to ensure the punch list was closed-out. Thanks again!

I’m a custom builder in The Woodlands and I had Chris do all of my insulation work the last few years. He always has extremely competitive pricing and his install crews do high quality work. In fact, I like Chris’ work (and low prices) so much that when his old Texas Insulation Co. phone number didn’t work when I called it for my next job, I had to do a number of Google searches to find that Chris had started his own insulation company, Lone Star Insulation Co. Chris and Line Star Insulation Co just did another excellent insulation job for me in Carlton Woods. I highly recommend Line Star Insulation Co and Mr. Chris Volger for pro insulation work at great prices.

I got 4 different companies for quotes. The reason I decided to go with Koala Insulation was overall completeness of their inspection, detailed quote and photos. I just felt Koala Insulation was providing the most complete level of service. At time of installation the team from Koala showed up, very professional, informative and friendly. From start to finish they kept surrounding areas clean. Koala Insulation of North from start to finish did everything they communicated verbally and provided within their quote. Great job to the Koala Insulation Team.

Tyler and the whole team were awesome, answering countless questions and explaining the details of the insulation project in a way no other company was willing or able to from several who proposed quotes. The price was more than competitive and the solution never felt oversold or under-engineered the way other companies pushed. Great work, great value, and nice people!

I was referred by an air condition company. I called and got an appt for estimate very timely. Isaac came out and was on time, friendly yet professional and gave me what I felt was a reasonable estimate. I knew I wouldn’t be getting it done until I got my ductwork done first. Isaac let me know that they would honor the estimate when I was able to get it done. They reached out to check on my status and when I told them October that was fine with them. When I got my ducts they were able to get me in within a week. The crew called asking if they could come early. Absolutely. They got here and again friendly yet professional. They came in and got to work. While they were here I was googling how long it would take. They exceeded expectations and got in and out. I asked questions and they were patient with me and answered them clear and concise. (Even my goofy ones) They had a little hand vac to clean up insulation that fell and I appreciate that. There was a misunderstanding on my part on the amount of insulation I was getting so that could have been clearer when I got my estimate, but overall I’d use them again and recommend them. (I’ll admit my fear of heights prevents me from going into attic so what I can see from opening is all i see 🙃)

Frequently Asked Questions — Spray Foam Insulation in Magnolia

Below are common questions Magnolia, TX homeowners ask about spray foam insulation cost, types, and installation. For local pricing and to compare verified contractors in Magnolia, browse the listings above.

Does spray foam insulation work well in hot dry climates like Magnolia?
Yes — spray foam is highly effective in hot dry climates like Magnolia, TX. While moisture control is less of a concern than in humid climates, the air sealing properties are critical for keeping hot desert air out and cooled air in. In extreme heat climates, an unsealed attic can reach 150°F+, dramatically increasing AC load. Spray foam in the attic can reduce attic temperatures by 30–40°F.
What is the best area of my home to insulate in Magnolia?
In hot dry climates like Magnolia, TX, the attic is typically the highest-impact area to spray foam insulate. Desert sun heats roofs to extreme temperatures, and an uninsulated attic transfers that heat directly into your living space. After the attic, crawl spaces and rim joists are the next highest-impact areas. A local contractor can perform an energy audit to identify where your home loses the most conditioned air.
Is spray foam insulation worth the cost?
For most homeowners, yes. Spray foam creates an air-tight seal that traditional insulation cannot match, reducing energy bills by 15–35% annually. It also adds structural rigidity, acts as a moisture and vapor barrier, reduces outside noise, and can increase home resale value. The higher upfront cost compared to fiberglass is typically recovered within 3–7 years. One important note: because spray foam creates a very tight building envelope, proper mechanical ventilation is important to maintain healthy indoor air quality and prevent interior moisture buildup. This is typically handled by an Energy Recovery Ventilator (ERV) — a system that brings fresh outside air in while pushing stale air out, recovering the energy from the outgoing air so you don't waste what you paid to heat or cool — or a Heat Recovery Ventilator (HRV), which works similarly but is optimized for cold climates. A qualified contractor will assess whether your home needs ventilation upgrades as part of the installation.
How much does spray foam insulation cost in Magnolia, TX?
In Magnolia, TX and the surrounding area, spray foam insulation typically costs $1.00–$3.00 per square foot installed, depending on the type and your home's specifics. Open-cell foam runs $0.44–$0.65 per board foot, while closed-cell foam costs $1.00–$2.00 per board foot. A typical 2,000 sq ft home attic in Magnolia costs $2,000–$6,000. Most Magnolia homeowners recoup this investment within 3–7 years through energy savings of 15–35% annually.
What is the difference between open-cell and closed-cell spray foam?
Open-cell spray foam is softer, less dense, and less expensive. It expands significantly and is ideal for interior walls, attics, and soundproofing. Closed-cell spray foam is denser, stronger, and provides a moisture barrier — making it better for exterior applications, crawl spaces, and areas prone to flooding or humidity. Closed-cell also has a higher R-value per inch (R-6 to R-7 vs R-3.5 to R-4 for open-cell). One key difference: open-cell foam allows some vapor movement, while closed-cell acts as a vapor barrier — an important consideration for your home's ventilation needs.
How long does spray foam insulation last?
Spray foam insulation is one of the most durable insulation options available, with a lifespan of 80+ years when properly installed. Unlike fiberglass batting which can sag and settle over time, spray foam maintains its shape and insulating properties indefinitely. It will typically outlast the building it is installed in.
How do I find a qualified spray foam insulation contractor in Magnolia, TX?
When searching for a spray foam contractor in Magnolia, TX, look for ones who are licensed, insured, and have verifiable reviews. Spray foam requires specialized equipment and training — improper installation can cause off-gassing, adhesion failure, or fire hazards. Ask for references, verify their insurance, and get at least 2–3 quotes. A qualified Magnolia contractor will also assess your home's ventilation needs — a tightly sealed spray foam installation requires adequate mechanical ventilation to prevent moisture and indoor air quality issues. FoamMatch pre-screens all listed contractors in Magnolia for licensing and insurance so you can compare verified professionals in your area.
How long does spray foam installation take?
Most residential spray foam jobs take 1–2 days depending on the size of the area. A standard attic takes 4–8 hours. After spraying, the foam cures within 24 hours, though most contractors recommend waiting 24–72 hours before occupying the space due to off-gassing during the curing process.
Does spray foam insulation need to be replaced?
No — spray foam insulation does not need to be replaced under normal circumstances. Unlike fiberglass insulation which degrades over time, spray foam maintains its R-value and air sealing properties for the life of the building. The only reasons to remove or replace spray foam are water damage, renovation work, or improper original installation.
