Koala insulation did a fine job on my project that. I got estimates from 2 other companies, who bid 2x higher for, and didn't want to do what I wanted. They only wanted to spray foam, and not use batting. I needed to use batting between the floor joists, so I could have access for future duct work that I need. I appreciate Koala being honest, really pleasant to work with, and with very fair prices. For a first time home-owner, I appreciated Bob taking time to discuss options for the job, and treating me with respect. I didn’t get that from other companies. For the first section Bob, Nolan and Jay foam sprayed the edges and used batting between the joists. They had to enter the crawl space through a small opening where a window had been. For the other section, they had to fix what a previous company didin't do---that company sprayed the edges, but did not add batting between the floor joists. They moved the sofa, and crawled underneath, where they had very little wiggle room. They also did a great job cleaning up after themselves, and making sure I was happy with the carpeting and furniture put back in place. If you want honest, pleasant workers with fair prices, I highly recommend Koala. They came on time, and got the job done on time with smiles and good humor.

Koala did a great job from start to finish. They came out and gave us an estimate quickly. And from there they did the job just a week later. I think our attic being pretty small allowed them to squeeze us in. They did very thorough work and took good pictures. I would hire them again. One of the can housings for our recessed lights was loose and they even fixed that.

Greg, Bob, and Nolan did an amazing job and took care of my pole barn. They did it in a multi step process which i liked and gave me time to see the whole project progress from the estimate to the final spray. Pricing was great and Greg worked with me back and forth for the best option and for the best price. Once it came tome to spray Bob and Nolan came and moved everything out of the way, put plastic over everything and were not bothered by my big tool box or air compressor etc. then they filled all of the steel seams with a thinner foam and came back the next day to do the big spray, we let it air out over the weekend and they came back on monday to carefully and respectfully remove all of the plastic and scrape the surfaces where i plan to put up OSB for walls. If i ever move i will have another pole barn and Koala will insulate it. I tried uploading pictures but I'm not sure if it's working.

I can't recommend these guys enough, they did an awesome job. Our house is about 150 years old, has had multiple additions, and was a neglected rental for many years so no project is ever straightforward. Niko the owner came out and happily went into both attics to give us a very reasonable quote and answered all of my questions about cellulose, spray foam, and attic ventilation. With the spray foam we had to leave while it cured, so I just gave him my keys which is a lot of trust in a stranger. These guys were super knowledgeable and professional, made the whole process easy, took a bunch of before and after photos, and even vacuumed before they left. We had the roofing contractor come out to take care of some vents and he agreed that they did a great job with the insulation and putting in the baffles and plugs so we can add extra intakes. Anyway, I've been putting this project off for four years and I'm glad it worked out so well thanks to Thermal Building Solutions! ✨

We had a new roof installed after 25 years and decided to upgrade our attic insulation. I researched multiple companies but was so impressed with the information regarding the different types of insulation, the timeliness, and the personal attention of the owner Niko, that we chose his company. He came over and surveyed our attic, described our options and quoted us a very reasonable price for the work to done. He promptly scheduled an appointment and had his staff come to our home in under two weeks. They were fast and efficient, and did a great job cleaning up the involved area. The work was done in March 2025. In June 2025 I came across an opportunity to apply for a Home Energy Rebate. This offer required an invoice with very specific details. I contacted Niko to ask if would send me a revised invoice with the necessary information. He promptly and graciously took the time from his busy schedule to help me out. Niko and his company are truly outstanding with excellent work, stellar service and affordable prices. I give my highest recommendation for Thermal Building Solutions!

Got our attic insulated a few weeks back and they did a fantastic job! Niko, the owner, came to our house himself to give us a quote and we were able to use a rebate from the city to go towards the service. Niko was always available for questions and I’m so happy we went with this company! 10/10 would highly recommend!

The building inspector just said, "Oh, Spink, they're the best. They do great work." He's right. We've used them several times with great results. They're also polite, punctual, easy to reach, responsive...

Excellent service at reasonable prices. We had several quotes to insulate our new build home and they had the best price. They were timely and efficient. Will use them again for future construction projects with my remodeling business!

Alex Gidley★★★★★7 years ago

After a kitchen remodel on our ~1950s home, we found ice forming on the tops of some of our recessed lighting cans in the attic during winter, meaning we did not have good insulation and air flow in our attic. We had both Home Depot and Spink come out and quote us on adding insulation and fixing air flow problems (installing baffles, clearing insulation from soffit vents). Both quotes were almost dead-on pricewise (within $10), but Spink's quote included more insulation, getting us to minimum R50 in our attic, whereas HD was less. Additionally, Spink was able to schedule the job within a week, whereas HD was booking 2+ weeks out. Finally, Spink also offered to do and submit the paperwork for DTE rebates, which is a nice bonus. The installers arrived and got right to the job. Joe got into our attic, poked around for a few minutes, and immediately explained everything, in intricate detail, to my wife and I. What they were going to do, the air flow issues they noted, how much insulation they were going to add, etc... They put down drop cloths to protect our newly-refinished hardwood floors, and they were careful to get the worst of snow/salt off their boots when coming inside (it was actively snowing outside). Within about 2 hours, they had completed the job and cleaned up. Again, Joe went through all the details of what they had done, and made sure we were happy. I took a peek up in the attic, and we ultimately ended up with close to 18" of insulation, which is even above R50 (R50 is about 15.5"). We were very happy with Spink, and would definitely recommend them for any insulation job in the Ann Arbor area.

My issue appeared to be an attic insulation issue, but after great listening April realized it was really an air quality issue. She plainly explained what would be best for us. She was clearly knowledgeable. And, while she definitely could have recommended work and made some money off of us, she didn't. She took a bit more of her time to explain what we needed to do and gave some product recommendations. I will always give someone like that 5 stars.

Michelle Segar★★★★★2 years ago

I scheduled April Rue, the owner of Ms. Green Construction to give us a quote on a couple of jobs. She looked at the areas and explained why we should not do them given the needs of the area. She was incredibly knowledgeable about the multiple needs of this complex space and gave us numerous, specific fixes that she would not benefit from. She blew me away and I wanted to leave a review because of that.

April was phenomenal. This company is so honest. They talked me out of the most expensive insulation and told me why less pricey solutions would actually be better for me.

Frequently Asked Questions — Spray Foam Insulation in Ann Arbor

Why is spray foam insulation especially important in cold climates like Ann Arbor?
In cold climates like Ann Arbor, MI, proper insulation is critical to preventing heat loss, ice dams, and frozen pipes. Spray foam's air-sealing properties stop the cold air infiltration that traditional insulation cannot address. It also prevents the moisture buildup inside walls that leads to mold in cold-weather freeze-thaw cycles. Homeowners in MI typically save 25–35% on heating costs. Note: in tightly sealed homes, proper mechanical ventilation is commonly recommended to maintain fresh air exchange without losing the heat you've paid for.
Does spray foam insulation prevent ice dams in Ann Arbor?
Yes — spray foam insulation is one of the most effective solutions for preventing ice dams in cold climates like Ann Arbor, MI. Ice dams form when heat escapes through a poorly insulated attic, melting snow that refreezes at the eaves. By creating an air-tight thermal barrier in the attic, spray foam eliminates the heat loss that causes ice dams in the first place.
What R-value do I need for spray foam insulation in Ann Arbor?
For cold climates like Ann Arbor, MI, the Department of Energy recommends attic insulation of R-49 to R-60. Closed-cell spray foam provides R-6 to R-7 per inch, meaning 8–10 inches achieves code-minimum performance. Open-cell foam at R-3.5 per inch requires greater thickness. A local contractor familiar with MI building codes can recommend the exact specification for your home.
Is spray foam insulation worth the cost?
For most homeowners, yes. Spray foam creates an air-tight seal that traditional insulation cannot match, reducing energy bills by 15–35% annually. It also adds structural rigidity, acts as a moisture and vapor barrier, reduces outside noise, and can increase home resale value. The higher upfront cost compared to fiberglass is typically recovered within 3–7 years. One important note: because spray foam creates a very tight building envelope, proper mechanical ventilation is important to maintain healthy indoor air quality and prevent interior moisture buildup. This is typically handled by an Energy Recovery Ventilator (ERV) — a system that brings fresh outside air in while pushing stale air out, recovering the energy from the outgoing air so you don't waste what you paid to heat or cool — or a Heat Recovery Ventilator (HRV), which works similarly but is optimized for cold climates. A qualified contractor will assess whether your home needs ventilation upgrades as part of the installation.
How much does spray foam insulation cost?
Spray foam insulation typically costs $1.00–$3.00 per square foot installed, depending on the type and your location. Open-cell foam runs $0.44–$0.65 per board foot, while closed-cell foam costs $1.00–$2.00 per board foot. A typical 2,000 sq ft home attic costs $2,000–$6,000. Most homeowners recoup this investment within 3–7 years through energy savings of 15–35% annually.
What is the difference between open-cell and closed-cell spray foam?
Open-cell spray foam is softer, less dense, and less expensive. It expands significantly and is ideal for interior walls, attics, and soundproofing. Closed-cell spray foam is denser, stronger, and provides a moisture barrier — making it better for exterior applications, crawl spaces, and areas prone to flooding or humidity. Closed-cell also has a higher R-value per inch (R-6 to R-7 vs R-3.5 to R-4 for open-cell). One key difference: open-cell foam allows some vapor movement, while closed-cell acts as a vapor barrier — an important consideration for your home's ventilation needs.
How long does spray foam insulation last?
Spray foam insulation is one of the most durable insulation options available, with a lifespan of 80+ years when properly installed. Unlike fiberglass batting which can sag and settle over time, spray foam maintains its shape and insulating properties indefinitely. It will typically outlast the building it is installed in.
How do I find a qualified spray foam insulation contractor?
Look for contractors who are licensed, insured, and have verifiable reviews. Spray foam requires specialized equipment and training — improper installation can cause off-gassing, adhesion failure, or fire hazards. Ask for references, verify their insurance, and get at least 2–3 quotes. A qualified contractor will also assess your home's ventilation needs — a tightly sealed spray foam installation requires adequate mechanical ventilation to prevent moisture and indoor air quality issues. FoamMatch pre-screens all listed contractors for licensing and insurance so you can compare verified professionals in your area.
How long does spray foam installation take?
Most residential spray foam jobs take 1–2 days depending on the size of the area. A standard attic takes 4–8 hours. After spraying, the foam cures within 24 hours, though most contractors recommend waiting 24–72 hours before occupying the space due to off-gassing during the curing process.
Does spray foam insulation need to be replaced?
No — spray foam insulation does not need to be replaced under normal circumstances. Unlike fiberglass insulation which degrades over time, spray foam maintains its R-value and air sealing properties for the life of the building. The only reasons to remove or replace spray foam are water damage, renovation work, or improper original installation.
